Q: How do I get in the Gate?
A: When moving into the community residents received a set of wireless transmitters that open the inbound gate. The outbound gate opens automatically. In addition, you can use a 4-digit code is simply punched into the gate control system, followed by the # sign. This code is for your household members only or caretakers. Please do not give out codes to temporary workers.
Q: How do visitors get in the gate?
A: Located at each gate entrance is a call box. Visitors can follow the instruction on the call box and locate you by your last name which has a code by it. They then press that code on the keypad which will ring the designated contact number you have provided NorCon. Once you receive the call you then can press "9" on your phone to open the gate for your visitor.
Q: Who owns the perimeter fencing around the property?
A: The perimeter fence is owned by the HOA. It is the responsibility of the HOA to ensure the integrity of the fence. The HOA doesn't encourage growing vines on the fence. Vines can cause damage to the fence and incur hefty expenses in repairs.
Q: What is the speed limit inside IvyBrooke?
A: As posted, the streets in the community have a maximum speed limit of 25 MPH. This is for the safety of all residents. Please drive slow around the community and especially watch out for children playing.
Q: What are the IvyBrooke property Boundaries?
A. The IvyBrooke property boundaries are bounded by Garlington Rd. to the east, Dublin Rd. to the south, with creek setting the other boundry lines to the north and west.
Q: When is the garbage pickup?
A: Garbage pickup day is Friday. They arrive very early, around 8:00 - 9:00 AM. The garbage needs to be put out in provided pickup containers. Recyclables are to be placed in the special boxes provided are picked up Friday as well.
Q: What is provided with yard maintenance?
A: Cutting, edging and fertilization including keeping hedges trimmed, keep weeds, grass and debri out of the flowerbeds.
Q: When does the IvyBrooke yards & common areas have their weekly maintenance?
A: This is variable but generally on Wednesday or Thursday if whether permits during the growing season. Please make sure vehicles are not parked in the streets. Edging can not be done if there is not room.
Q: What is included in the annual dues for the HOA?
A: Dues pay for the maintenance of the common grounds, the utilities used for the site, the fees for the management services of the property manager, all facilities including maintenance, grounds watering and other upkeep necessary to enjoy the community.
Q: What other services does the HOA provide?
A: The HOA is run by a owner-selected Board of 7 Directors. They are responsible for the legal and financial obligations of the HOA. They are the Heads of the various committees that help run the functions of the HOA: AC, Pool & Social, Landscaping, Building & Grounds. A Newsletter is published on roughly a quarterly basis and sent to all the residents.
Q: Since yard-service is included in the HOA dues, what am I responsible for, as far as yard maintenance?
A: The service provides for the mowing, edging and fertilization of the front lawn, shrubs and flowers approved by the HOA. You are responsible for maintenance and upkeep (weeding, fertilization, pruning, grass pulling) of the flowers, shrubs you place in the back of your home.
Q: Are there any Social functions held by the HOA?
A: Yes, the Social Committee plans several community activities ~ 2-4 times a year. These may be held in someone's home, or in the common areas. Notice is provided in the Newsletter.
Q: What if I have some problems with my home?
A:For any community related issues, contact the HOA Board members or NorCon.
Q: If I'm selling my property, when can I put out for sale signs and how do I go about
getting potential clients gate access?
A: A For Sale sign can only be place in one window of the resident's home. For Open House gate access can be provided by contacting ronda-norcon@charter.net(864) 284-6515at NorCon.
Q: What is required for me to do any changes to my landscaping?
A: For any permanent changes, please fill out an Architectural form and send it to Ronda (HOA Senior Manager) at NorCon.
Q: What about parking for a large number of visitors?
A: Please encourage them to use the additional parking spaces at the Pool, the driveway of your home and on street if not overnight. Overnight parking on the streets of IvyBrooke is not allowed and subject to towing of the vehicle.
